FHA loans are issued by FHA-approved lenders but insured by the government, reducing the lender’s risk. Borrowers must pay mortgage insurance premiums (MIP) to protect the lender in case of default. Key eligibility requirements include:

Debt-to-Income (DTI) Ratio: Generally must be below 43%, but exceptions may apply.
Primary Residence Requirement: Property must be owner-occupied, not an investment property.

FHA loans can be used for single-family homes, multi-family properties (up to 4 units), condos, and manufactured homes that meet FHA standards.
